Assisting landlords and letting agents in gaining possession of their properties, not just when tenants are problematic, but also when a landlord's circumstances change.

I've dealt with many immoral and greedy landlords, but not as many as the government and well-meaning charities want us to believe. It might shock you, but contrary to what people living in La La Land think, there are bad tenants out there. YES, tenants who know how to “play the system” never had any intention of paying the second month's rent, soon to become three, sublet, party, and, unlike you, sleep soundly, knowing your property is their home for at least six months.

Expert Evictions helps landlords and letting agents regain possession of their properties.

The Renters’ Rights Act has made the process less balanced, leaving landlords vulnerable to lengthy possession disputes when tenants use tactics that delay proceedings.

Under the new rules, Section 8 notices are more complex. Even a small mistake can derail a case, delay recovery of the property, increase costs, and damage the landlord’s confidence in you.

At Expert Evictions, we handle the full process of serving notices, preparing court paperwork, and issuing possession claims for a fixed fee with no hidden extras.

We take responsibility for ensuring the paperwork is accurate.

We work with many letting agents and landlords and only take on cases where we are confident possession will be granted.

We also work with a UK-wide network of solicitors, instructing them only when landlords need representation at a court hearing. This helps avoid the cost of using solicitors throughout the entire process.

With over 35 years of hands-on experience, including owning a letting agency and managing large property portfolios for two high-street agents, I understand the challenges landlords and agents face. While most tenants and landlords act responsibly, my focus is on helping landlords and agents regain possession when necessary. This often involves advising clients on best practice, improving procedures, and ensuring documentation and records are accurate, compliant, and fit for purpose. In doing so, I have often seen how easily incorrect procedures can become embedded.

My business has grown through strong personal recommendations, reflecting the trust and satisfaction of the clients I have supported. Many new clients come through word-of-mouth referrals.

This reputation is built on the depth of knowledge and experience I bring to the property sector. My background enables me to handle a wide range of challenges with confidence and professionalism, providing practical advice and solutions tailored to each client’s needs.

NOW YOU HAVE A CHOICE OF THREE OPTIONS:

1.  Do it yourself -  Notices, documents, and forms are available on the government's website, including instructions. Be warned, the process is designed to make you fail.                      One small mistake will cost you dearly, and you'll go back to the start!

2. Instruct a Solicitor: The same notices, documents, and forms are used, but you pay an exorbitant, unnecessary cost for the privilege.

3. Let me assist you. Same notices, documents, and forms BUT with a trusted process, a Fixed fee, no upfront payments, no hidden extras, no hourly rates charged

for having a conversation. I will be with you from start to finish - your aim is to gain possession, my purpose is to get possession. I do not advertise; I am recommended.

Fixed fees

No hidden fees, no hourly charge. It costs nothing to call me to learn how I can assist, nothing for me to tell you what needs fixing, and nothing to tell you—some things are so broken they can't be fixed!

How long does the eviction process take?

How long is a piece of string? The Section 8 Notice, after it has expired, will depend on how busy the County Courts are - and at today's date, some courts are informing landlords to wait 16 weeks before the court is able to process the application. We can only hope that, with the new rules whereby most will result in a hearing, someone considered how understaffed the courts are...

Are you a solicitor?

No, let's be clear: if I were a solicitor, I would be charging an exorbitant fee. Would I? Yes, probably. You have the right as a litigant in person to handle your own eviction process. The trouble is, the process is so confusing that you will likely fail unless you have what is often called a McKenzie friend, or MF. That's me—an MF. You are the litigant in person, assisted by me, your MF. Got it? I cannot represent you, but I give you the assistance to represent yourself. I will help you from start to finish; your mission is mine, and our goal is the same.
