Our fees are not subject to VAT. The Section 21 Notice costs £95.00. See below. Court papers are £575.00.
Request a warrant for possession of land. We do not charge extra to create it for you. The court charges £148.00 for the Bailiff.
We only work in England.
Section 21
Serving the notice involves providing the latest How-to-Rent guide, the EPC, and the most recent gas safety certificate, as well as the gas safety certificate relevant to the start of a tenancy after October 1, 2015. We will also help resolve any deposit issues before issuing the notice.
Wales and Scotland
Because of the over-the-top legislation in Wales, you need to find a specialist in Wales, as in Scotland, which has rules separate from those in England.

Section 21 results in the Accelerated Possession court route. Accelerated means accelerated for an order without a hearing. It does not mean fast.
England and the Deregulation Act
The deregulation act has created a process that requires all served documents and a hefty 20-page court form in the claim to be duplicated into bundles. There is one for the court, one for each tenant, and one sent back upon issue to the landlord.
Our fee for this is £575.00, but if you are comparing like for like, this includes the warrant for land paperwork, making us very competitive.
If you have served your own Section 21 notice (Form 6a), we need to review it first, which involves verifying a lot of pre-notice documentation. The fee for this review and preparing the court bundles for you is £675.00. If we find that your notice is not enforceable, there is no charge. We will explain why and discuss it with you. We aim to find your notice enforceable if possible, so please don't think of this as a cost-building exercise; we are not solicitors. If it’s not enforceable, we hope you will instruct us to handle the entire process from start to finish.
The Court fee
This fee is paid to the court by check or postal order after you receive your bundles from us and is £404.00 made out to HMCTS. Alternatively, you can write a note on top of your court bundle indicating that you want to pay by phone, and this is my number; the court will call you to collect payment.
Section 8.
The Section 8 court process is called the standard route, and our fee is £575.00. This covers creating the court bundles, and once we have a court date, we will refer you to an advocate for the hearing and coordinate with them regarding the paperwork. Some cases may not require an advocate, and we can discuss this. Then, the warrant for land paperwork is provided at no additional cost; we will prepare that, and you will send it to the court along with a court fee of £148.00.
