The Deregulation Act introduced numerous confusing, unrelated hurdles for landlords to overcome before they could serve a valid notice. It seems like officials in parliament, dressed in black suits in oak-lined offices, aimed to make the process as difficult as possible, so that even a minor mistake could force you to start all over again.
My favourite is that no Section 21 can be served earlier than 4 months after the first agreement. Why is this nonsense?
The minimum length of a tenancy is six months. A notice served after four months would need to expire a few days into the periodic tenancy. Don't get caught out.
Does it matter? Not to you now because you know about it.
